Just moved in and all flooring is brand new, units are freshly painted, and the grounds are well kept. For the price and location, it’s absolutely unbeatable, and the staff and maintenance team are fantastic – we had a few minor fixes when we moved in (drain wasn’t completely draining, etc.), and maintenance had completed all requests by the next morning! Would recommend.

My roommate and I absolutely love Eleven13! In fact, we just renewed our lease! The new renovations have transformed the place, making it feel fresh and complete. With its affordable price and prime location, it feels like we’re living in a brand new space right next to downtown!

Eleven13 Apartments have been my best living experience in Fort Collins! The interiors are clean, modern, and thoughtfully updated. The leasing team is always quick to assist with anything I need, and while major issues are rare, the maintenance team is friendly and responds promptly whenever something comes up.

I’ve been living here for about two years, and this place has really turned a corner. After some management changes, it’s definitely on the rise! The rent is affordable, especially for being right next to CSU’s campus and just steps from the bus stop. Recently, new maintenance staff has taken over and is actively improving the community—making a big difference compared to the past.

Love the location! It’s close to so many great restaurants and the university. The overall team here has been amazing—friendly, responsive, and they’ve made more improvements in a short time than we’ve seen in a long while. Absolutely loving the change!
